It is konown fact that investment in properties involves huge amount ofmoney. As a result, the investment is done after having considered many factors such as financial constraints, expected returns, the risk associted,liquidity and legal constraints in respect to the property. After purchasingthe property, there exist another big problem whicah is to maintain the property so that it can achieve the required returns. This depends very much to the purpose of the investment. After holding the property, the owner has toreview the performance to make decision whether to maintain the building, sell or refurbish the building. This situation give rise to the need oa a goodquantitative method of measuring the performance of the building. The besttool used to measure the performance is the discounted cash flow method orInternal Rate of Return, (IRR). The approach takes into account the historical income flow and outgoings in respect of the proeprty for a stipulated tietime which is usually done from the date of purchase of the property to the present date. This IRR will be the basis of comparison between initialexpected return of the owner as well as to the returns from other investment and the market yield.
