Abstract:
The sound economic growth of Johor Bahru in recent years has provided an impetus for office development in Johor Bahru since 1990. In view of present market competition, where more office buildings are in the pipeline, it is of vital importance for the prospective developers to be aware of the office users' decision making criterias in locating an office space in Johor Bahru. A review of relevant literature has been completed to identify what are the possible attributes which may affect office users in locating their office space. Three main groups of attributes i.e. locational and access factors, building characteristics and lease and tenancy factors were identified and a market survey was then carried out to obtain tenants' responses to these factors. A number of statistical analysis have been employed to identify the tenants' key determinant factors as well as the degree of significance of these. From the results of Descriptive Analysis, Thurstone Case-V Scaling Analysis and Multidimensional Scaling Analysis, we observed that there is a set of preferred attributes which are very much favoured by the tenants and there are factors which are of little concern to the tenants. In addition, Cluster and Discriminant analysis techniques have been adopted to identify any major difference amongst the tenants based on the pattern of their responses. Multidimensional Scaling is another technique used to identify key dimensions fromthe pattern of the respondents' evaluation. Multiple Regression Analysis has been carried out in an attempt to single out what are the relationships between the various attributes and the rental paid by the office tenants. The results reveal that the tenants are not actually paying for those things which the ranking results indicate they would like to have. From the above analysis, we may be able to foresee the likely future office development trends in Johore Bahru, looking at it particularly from the office tenants' point of view. We anticipate that future office buildings should be located as close as possible to desirable features like the car parks, banks, modern buildings and tenants' business associates. In addition, in order to increase the marketability of a building, it should possess features like car park, quality management, standby generator and banking facilities. These are essential to ensure the popularity of the building to attract prospective tenants. In conclusion, this study beneficial particularly to real estate developers, private office owners, office managers, designers and consultants for the purpose of better meeting the office users' requirements and expectations to increase the long term value of an office development.
