Abstract:
This dissertation is a general study of teh real property market in Malaysia and the recent entry into it by the corporate sector. In Outline, this dessertation is divided into six chapters. Chapter One gives the general introducation of this dissertation and its method, scope, problems and limitations. Chapter Two provides a short but comprehensive picture of general investment, property markets and property investment. The aim is to help us understand the working of property market and property investment. The property market of Malaysia and its general aspects of growth and investment with respect to the national economy is detailed in Chapter Three. This Chapter also attempts to analyse certain characteristics peculiar to the Malaysian property market and seeks to relate its trends to the "ups and downs" and tempo of the stock market. Chapter Four covers the extent of the relatively recent entry of the Corporate sector into the property market and the rationale berhidbehind it. The study also traces the property investment activities of some of the prominent public quoted companies in Malaysia. The underlying factors governing corporate entry into the property markets are examined in Chapter Five, with particular reference to the aspects of investment, planning, financing and portfolio management. An analysis is also made of teh specific role of the Capital Issue Committee with respect to property valuation, factors regulating real estate acquisitions and the safeguarding of the public in interest. Chapter Six concludes the overview and opinion of the writer towards the property market in Malaysia, corporate involvement and the future trends. It also contains the comments and suggestions of thewriter as to the need for careful considertions prior to entering the property market and the requirement for proper guidelines towards real estate acquisitions processes so as to ensure a greater involvement of the corporate scsector.
