The new town development experienced in Malaysia over the 30 years is still considered relatively new if compared with other developed nations. The new town in Malaysia, responding to various government policies is a special fature of urban development in this country. This distinctive characteristics is of more importance when a new town development is being carried out by a private developer, in contrast to previously public funded new town developments. This dissertation is an attempt to study how well the various utilities and services in meeting residents requirements. In carrying out this study, a formal survey has been carried out on a sample of occupants in the new at Wangsa Maju. Multi Dimensional Scaling Analysis was adopted to enable a more objective evaluation of residents opinions. The main findings indicate that residents of Wangsa Maju New Town are some what unhappy about the majority of sport and recreational facilities. Other services such as religious, medical and leisure facilities are also considered to be very poor. However, except for factors of "journey to work" and "open space" , residents generally feel comfortable staying in this new town, which provides good grenery areas and satisfactory accessibility. At this stage of development, Wangsa Maju can oversome the negative aspects by providing more services in its coming development to compensate for previous failure to meet the residents' main requirements. Further study on the level of satisfaction in the same aspects would be worthwhile at a later development stage.
