Abstract:
In recent years, real estate projects become increasingly broad in scope, more sophisticated and have required huge capital investment. The development of Bandar Sri Putri, a self-contained township in Kulai is expected to cost one billion ringgit. Although the layout plan of the project has already been approved and it is evident that the demand for the proposed development isexpected, this study is designed to study the pattern of demand for light industrial properties in the area. This study will also attempt to identify the idea built-up area of the end users. A consumer survey is conducted to identify the preference built-up area of the end users. The anticipated shortage of light industrial properties in Kulai and Johor Bahru as shown in the demand and supply analysis reinforced that there is exessive of demand of light industrial properties in the study area. It is further reinforced by the factors discussed in Chapter 5. The finding from the study suggest the recommendation for the proposed light industrial development to consist of : 1. Terraced. 2. Semi-detached and Detached. It is due to the different demand forthe aboved properties as discussed in Chapter 4 and Chapter 5. Nevertheless, it must be pointed out that this study has it's limitation and is based onthe data collected by the writer.
