Abstract:
Commercial developments involve big capital outlay. Therefore investment decisions in these sectors need careful analysis. A more detailed and through study need to be conducted. The preparation of a feasibility study can serve the above purpose. It is carried out to determine whether the proposed developments on a specified site are legally permissible, physically possible, supported by the market and financially viable. In Kuala Lumpur, the property market is complicated especially commercial developments. Investors face a lot a of uncertainties in their investments. This is the case for Lot 689,690,848,849 and 851 within section 57, Town and District of Kuala Lumpur. Because of its prime location in Kuala Lumpur, a careful analysis of its development is of paramount importance before any investment decisionc are made. Hence a feasibility study has been carried out to determined the most appropriate development. In carrying this study, Discounted Cash Flow Analysis technique and �isk Simulation Program are adopted to enable a more objective and detailed evaluation. market study reveals that there is still some room for office development in Kuala Lumpur. Financial analysis which is carried out is of three alternatives. They are office, hotel and office cum hotel. It is revealed that these proposed developments are viable. Therefore the development of a 26-storey office building with three level car parks which gain the highest profit is hence proposed.
