Abstract:
Preparing an effective tenant mix is not an easy task. The property manager has the unenviable duty to orchestrateall the factors that play important roles in producing a good and well-balanced trade mix is the Principles of Compatibility and complementary. Hitherto, very little literature or research has been attempted to create a tenant mix model in respect of the Principles of Compatibility and complementary. The earlier chapters seek to study theoretically the overview of the shopping centre industry as well as to give abrief explaination of the principles and its importance in the creation of a good tenant mix. The factors affecting the achievement of Compatibility-Complementary Principles are also discussed. Three modern and newly built high-medium level shopping centres have been chosen as the case studies to conduct thet tenant survey. The conglomeration of raw data have been analysed thoroughly to produce a tenant mix model namely The Compatibility And Complementary Tenant Mix Model. Apart from that, three supplementary guidelines viz the tenant mix composition, store locational and store size analyses have also been established as useful indicators in the process of planning and regulating the tenant mix. The study also delivered some recommendation in respect of the usage of the tenant mix model as well as the supplementary guidelines. Ultimately, the analysis enabled conclusions to be drawn to upshot the whole study.
